What changed
Fannie Mae and Freddie Mac made UAD 3.6 and the redesigned URAR the requirement for new appraisal submissions on November 2, 2026. On September 30, 2026, the GSEs added a temporary exception for approved sellers who couldn't fully transition:
- Approved sellers may keep submitting UAD 2.6 through May 19, 2027.
- From March 1, 2027, those 2.6 submissions get reduced Collateral Underwriter and Loan Collateral Advisor functionality and lose representation-and-warranty relief on value.
- Resubmissions of previously delivered 2.6 reports run through June 27, 2027.
- UAD 3.6 is required for all new submissions starting May 20, 2027.
Translation: for about seven months you'll juggle both datasets, client by client, depending on who holds an exception.
What appraisers are reporting
Working RE's October 2026 reporting: the new dataset carries more than 900 data elements, against about 190 in UAD 2.6. One appraiser described a report growing from roughly 15 pages to 41. In a Corporate Settlement Solutions survey, 66.7% of 831 appraisers expected to raise fees and 78.3% of 816 expected longer turn times, and some AMCs were pushing back on fee increases.
What it doesn't touch
UAD governs appraisals delivered to Fannie Mae and Freddie Mac. Private work never goes there: date-of-death and estate appraisals, divorce, IRS gift and estate tax work, property tax appeals, pre-listing, trusts, Medicaid planning, litigation support. Those clients don't come through an AMC portal. They come through search, maps, AI assistants and referrals.
The lender channel just got heavier and harder to price. The private channel runs on your Google profile, and no AMC sets your fee there.
What Part VII covers
- UAD 3.6 and Why Private Work Matters Now. The dates, what appraisers are reporting, and why the private channel matters this year.
- The Private-Work Profile. Categories, one service and one page per private line, posted prices, service areas, and making your credentials easy to verify for the attorneys, CPAs and executors who refer.
- Reviews, Confidentiality, and USPAP. How to answer reviews without confirming a client, disclosing details or arguing value in public.
Everything else in the guide applies too: the build, the ranking engine, the AI layer, measurement and the maintenance routine. Upload the PDF to your AI and type do this to have it walk you through.
